New brokerage joins sister agency, St. Augustine Key Realty, to deliver exceptional service to the northeast Florida real estate market.

Ponte Vedra, FL, May 31, 2022 – Amy Capo, broker/owner of St. Augustine Key Realty, and Kim Sandberg, team leader at The Sandberg Team, have joined forces to create Ponte Vedra Key Realty. Amy Capo serves as broker/owner of the new brokerage, while Kim Sandberg will lead day-to-day operations, including agent recruitment, management and support.

Nocatee Housing Stats, January 2022

A quick look at what happened in the Nocatee housing market in January.

In Context

To add a little context to the graphic above:

  • Six of the 14 new listings were new construction (though builders do have more inventory not in MLS)
  • 23 of the 54 sold listings were marked as new construction
  • Average number of days on market for sold listings was approximately 13 (though that data is likely slightly skewed, as some new construction sales are entered as 0 days on market)

Key Points

  • Inventory continues to be tight, even as builders try to keep up with demand
  • It’s still a seller’s market, and likely will be for the near future
  • It’s difficult, though not impossible, to buy in Nocatee for less than $500,000
  • Now more than ever, it’s important to have a knowledgeable agent to help guide you through the buying or selling process, e.g., dealing with multiple offers, negotiating/working with builders & finding the home you want in a competitive and somewhat sparse market

Zillow Shutters Zillow Offers, it’s Direct Home Buying Division

What it means for home sellers and buyers

Zillow jumped into the direct home buying space in 2018. The company joined a number of ibuying startups like Opendoor and Offerpad. But recently, the company announced it would shutter its Zillow Offers direct home buying division.

Buying and selling homes directly certainly seemed like a smart play for the company. Zillow has strong awareness among consumers, and a trove of homes sales data gleaned from public records, Multiple Listing Services (MLSs) and user-submitted information. These data are what make up the company’s ubiquitous Zestimates, its proprietary automated home valuation model. We can only assume these Zestimates were the primary data point being used when the company made an offer to purchase a home.

Sounds like a slam dunk for Zillow. So what went wrong? A couple of assumptions:

The Year in Nocatee Real Estate

What are the market trends that defined the Nocatee housing market over the past year?

Tight inventory. Higher prices. Seller’s market. We hear these terms thrown around a lot when talking about the real estate market of late. But what does it really mean, at the local level in Nocatee? And what do the numbers actually say? 

Let’s take a look:

Tight Inventory

Since this time last year, inventory has dropped approximately 90% on the Duval County side of Nocatee, nearly 81% on the north side of Nocatee, and 84% on the south side.

Similarly, we see a reduction in the number of new listings hitting the market. New listings are down more than 53% on the Duval side, nearly 55% in the north and nearly 38% in the south.

As for the number of closed sales, those are down 50% in Duval, nearly 70% on the north side and nearly 50% on the south side.

Pricing

When it comes to pricing, the median sale price is actually down 1.5% on the Duval side, but up nearly 42% in the north and up nearly 16% in the south.

Lastly, if we look at median percent of list price received, we see some sales coming in at asking price or more (though keep in mind there are some new construction numbers in here that may skew the data one way or the other).

Fortunately, new Nocatee communities are coming online in the next year or so, but for the time being, it looks as if the market will continue to be competitive.
