Low Inventory Giving Buyers High Anxiety
A competitive market is driving prices upward around the First Coast.
Recently released housing statistics from the Northeast Florida Association of Realtors show an increasingly lopsided market with low inventory, strong demand and, in some instances, prices being bid up over asking.
With November’s numbers just recently updated, let’s take a look at some key stats…
Inventory

Clearly, demand is strong, but inventory is low. The number of homes listed for sale in the area has been decreasing all year, with a drop of more than 44% over the same time last year.

New Homes from David Weekley & Providence Homes coming Spring of 2021

Just west of Daniel Park, and south of the new Baptist HealthPlace and YMCA, West End at Town Center will bring 124 new homes to the Nocatee Town Center area. Land is already cleared, and roads are going in on the northeast corner of Palm Valley Rd. and Preservation Trail.
While nothing has been announced publicly as of yet, there may be plans to add town homes to the West End development at a future date. Information filed with the St. Johns County Planning and Zoning committee show a request for 104 lots to the east of Baptist HealthPlace, and just north of the West End section just announced.
In other Nocatee news, a CVS Pharmacy is scheduled to open in early 2022 at the corner of Nocatee Village Drive and Crosswater Parkway.
Lastly, the Nocatee development is approximately 62% built out according to data from St. Johns County. So some new developments are sure to come online in the near future, but the window to buy a brand new home in Nocatee is beginning to close.
