Granted, there’s still strong new construction activity in Silverleaf, Nocatee, Rivertown, Shearwater and beyond, but for those who can wait a bit, Middlebourne and Seven Pines may be just the ticket.

Nocatee Market Stats, April, 2022

A quick look at the real estate market in Nocatee during the month of April.

As in most places, inventory continues to be a challenge in Nocatee, with just 17 new listings hitting the market in April, and another 13 going under contract. New construction helps ease the inventory issue a little bit, but the builders are facing supply chain challenges, as well. That said, 79 properties moved to pending status in April, including 41 new construction homes. Of the 78 properties that closed in April, 25 were new construction.

Challenges of buying a new construction home.

It’s no secret that buying a house right now can be a challenge. Inventory is down, prices are up and sellers are firmly in the driver’s seat. For these reasons, and more, many buyers are looking toward new construction as an easier, more reliable path to getting the home they want/need.

Unfortunately, that’s not always the case.

Home builders are, after all, sellers first and foremost. They’re focused on their bottom lines and, to be fair, are faced with some challenges of their own. Supply chain issues, inventory costs/shortages, retaining good workers/employees…these are real issues they have to deal with every day. As such, many builders have had to tweak their normal processes in response to the market. And that means that buyers may have to adjust their expectations, and approach, when trying to purchase a new construction home.

File for Your Homestead Exemption Before March 1, 2022& Save on Your Property Taxes!

If you bought a home in Florida in 2021, you likely qualify for a homestead exemption of up to $50,000. That means that your property tax will be based on your home’s assessed value, minus the amount of your exemption (up to $50,000). That can mean big savings. 


Of course, you must meet certain criteria set forth by the state of Florida, but most homeowners who can count their Florida home as their primary residence as of January 1, 2022 will qualify.
