Del Webb Ponte Vedra or Del Webb Nocatee – Which Community is Right for You?

Pulte’s two adjacent 55+ communities in Nocatee have a lot of similarities–and some key differences.

So you’ve decided you’d like to live in a 55+, active adult community. In Nocatee. And you prefer Del Webb. For better or worse, you have two choices–the original Del Webb Ponte Vedra, or the newer Del Webb Nocatee.

Both communities have been developed/built by Pulte Homes, so there are many similarities–in floor plans, amenities and overall atmosphere. But when looking for a home, there are few things to think about before making a final decision.

  • New Construction Activity vs. A Fully Mature Neighborhood
    Del Webb Ponte Vedra is completely built out, with mature trees, no construction activity and, of course, slightly older established homes. Del Webb Nocatee is still under construction, so residents will have another year or two of construction activity, including dust, debris and everything that comes along with it.
  • Canopy Club vs. Anastasia Club (and Other Amenities)
    Amenities in both communities are pretty similar…there are resort-style outdoor pools, sports courts and plenty of activities. But Del Webb Nocatee has an onsite tavern & grill, offering full meals and bar service, where Del Webb Ponte Vedra only has a small cafe. Del Webb Ponte Vedra also has an indoor heated lap pool.
  • Villa-Style Floor Plans vs. Carriage Homes/Condos
    When it comes to detached, single-family homes, both communities have similar floor plans & finishes, though Del Webb Nocatee may have a few more updates. The biggest difference, perhaps, is that Del Webb Nocatee does offer some single-story villa-style attached homes, with no stairs. Del Webb Ponte Vedra does offer some carriage homes (like townhouses), but most come with at least one flight of stairs to reach the main living area. Del Webb Ponte Vedra also has some traditional condos, located in an elevator building, which Del Webb Nocatee does not.
  • Size
    Del Webb Ponte Vedra is the larger community, with nearly 1,990 single family homes, condos and carriage homes. Del Webb Nocatee should top out at fewer than 1,000 single-family homes and villas.
  • Fees
    Both communities have homeowner’s associations, and the monthly dues that come with them. Residents also pay CDD fees every year as part of their tax bill. Del Webb Nocatee’s monthly fees are slightly higher, at the moment, but you can contact us for a full breakdown.


All in all, the differences between Del Webb Nocatee and Del Webb Ponte Vedra are relatively minor, on the surface. But depending on your preferences (and your price point), it’s important to go into your home search with eyes wide open.
