How to Weather Today's Changing Housing Market

Some of the issues that can hold up the sale or purchase of a home can be relatively predictable. A home inspector finds an issue with the home that no one was aware of previously. Or, there’s a home to sell contingency and the buyer can’t get their current home sold. Maybe there’s a hiccup with financing.

Lately, however, there are a few other potential issues that home buyers and sellers should have on their radar, as well:

Insurance Guidelines
If you’re buying or selling a home with an older roof, HVAC system, water heater or other important systems, homeowner’s insurance can be a hurdle for the buyer. Here in Florida, an older roof can be especially problematic, as insurers are hesitant to write a policy on home with a roof that’s 15 or more years old (and for a little while, that number was closer to 10 years old). Old water heaters and A/C systems can also be a problem, as can galvanized pipes and certain brands of electrical panels/fuses.

PSA – Legal Age to Drive Golf Carts on Public Streets Changes on July 1, 2023

New law aims to improve public safety on Florida roads.

New law affecting golf carts goes into effect July 1, 2023

St. Johns County, Florida, is home to a number of golf cart friendly communities. So it’s important to know the laws related to operating a golf cart on public streets. And the current law is about to change. Right now, teens as young as 14 years old can drive a golf cart on the street. But come July 1, a new law goes into effect that limits the operation of golf carts to the following:

  • Individuals at least 15 years old who hold a valid learner’s permit
  • Licensed drivers aged 16 years and older
  • Anyone 18 years old or older with a valid state ID

Residents in Nocatee, Beachwalk, Rivertown, Beacon Lake and many other communities will want to be aware of the new law, which you can read more about here.
