Disclosure in Real Estate – What, When & How?

September 18, 2019 By Scott Sandberg Leave a Comment

Disclosure is among the most important terms in the real estate lexicon.

Florida Real Estate Seller's Disclosure

Engage in any real estate transaction, especially here in NE Florida, and you’ll be introduced to any number of standard disclosures. Homeowner’s association disclosure, CDD fee disclosure, seller’s disclosure…there’s even a coastal construction line disclosure if you happen to be involved with property at the beach.

All of these disclosures are fairly self-explanatory. But when we talk about disclosure in the broader sense—what did you know, when did you know it and whom did you tell—things can get a little murky.

So, You’re Selling Your Home…and What Else?

June 20, 2018 By Scott Sandberg Leave a Comment

Home sellers should be clear from the start about what does — and what does not — convey with the sale of their home.

Selling Your Home? Be Clear on What Items ConveyThe concept of real property is central to the practice of real estate sales. Real property, in broad terms, is the land and anything permanently attached to it. Personal property, on the other hand, can be thought of as movable items not attached to real property.

Sometimes, a buyer and a seller have differing opinions on what constitutes real property, and will be sold with the home, versus what’s personal property, and can be retained and moved by the seller. That’s why, as a home seller, it’s important to specify upfront exactly what you plan to take with you when you move…especially if it’s attached to the home. [Read more…]

The Definitive Guide on How to Sell Real Estate to Millennials

February 26, 2018 By Scott Sandberg Leave a Comment

Because we all need just one more blog post on this topic.

How to Sell Real Estate to MillennialsAs real estate agents, we see a lot of articles and blog posts on this very topic. I suppose it’s because there are a lot of Millennials, and many of them will buy homes someday.

So, I guess real estate professionals and others hoping to work with Millennials could spend a lot of time delving into demographic and psychographic data about this generation. We could spend time trying to figure out what’s the best medium to reach them with, the best platform, the best time to connect with them, and with what tech-savvy sales tactic.

Or, we could, you know, do what we’ve done with Gen X, the Boomers and every other generation. Because Millennials aren’t aliens from another planet. They’re just people. Pretty much like you and me.

So here are some thoughts on how to sell real estate to Millennials.

Real Estate Achievement Awards: It Takes Two (and Then Some)

July 18, 2017 By Scott Sandberg Leave a Comment

Kim Sandberg earns ReMax Lifetime Achievement AwardReal estate awards, typically, are based on production. The more volume you do (number of transaction sides, gross commissions, etc.), the more likely you are to be recognized by your brokerage with some sort of award. And rightly so. These numbers are indeed an indicator of success.

But it’s only half of the story.

Recently, Kim Sandberg, our illustrious leader here at The Sandberg Team, was recognized with the RE/MAX Lifetime Achievement award. It’s given to those associates who’ve earned more than $3 million in gross commissions in at least seven years with the organization. Prior to that, quite logically, she was recognized with the Hall of Fame award, which recognizes $1 million in gross commissions.

Impressive achievements, to be sure. And production in real estate is a marker of more than just financial success. It indicates experience, expertise, perseverance, professionalism…all of the things it takes to do well in most any profession.

But—and this is a big “but”—as Kim Sandberg will tell you, it’s not an achievement that can be earned alone. “There are two sides to every real estate transaction,” says Kim. “Nobody is getting to the closing table if the seller’s agent and the buyer’s agent aren’t both doing their jobs.”

It’s an important point. Real estate is, among other things, a highly collaborative business. It requires agents who can negotiate, cooperate, motivate, investigate, give and take, placate and more. And that takes two sides, at least. Sometimes more.

“I would not—could not—achieve what I have in this business without great people around me,” claims Kim. “My teammates, to begin with, who are in the trenches with me, day in and day out. My broker, Brenda Horst, who always has my back and is a fount of real estate knowledge. My go-to lenders, inspectors, insurance providers, tradespeople and other vendors. The other agents in the business who I consider experts, mentors and friends. Every other agent I’ve ever closed a deal with. And, most of all, the home buyers and sellers who put their trust in me, and The Sandberg Team, with one of their largest, and most complicated, transactions.”

And while it’s nice to stop for a moment and congratulate Kim on what is truly a milestone achievement, I’m reminded of something else she always says, something that’s indicative of why she’s been so successful.

“In real estate, every day, you wake up unemployed. You have to get up and get going—work hard—or you’re not going to make it in this business.”

It’s that attitude that has already brought Kim a lifetime of success…with many more achievements yet to come.
