Finding a New Home from Your Current Home

March 17, 2020 By Scott Sandberg Leave a Comment

How to continue your home search while practicing “social distancing”.

The coronavirus has given us all a stark new reality, for a while, at least. And while we’re all hunkered down working from home and avoiding any unnecessary errands/travel, what do you do if you need to buy a home in the near future?

Search for homes with virtual tours.

Not just any virtual tour, however. Many of the tours you’ll see online are simply slide shows of still photos, with a zooming and panning effect applied. Some tours, however, are more immersive in nature, providing a 360º view of rooms in the home, as well as “hot spots” you can click on to take you to the next room…a great way to get a feel for the flow of a home.

3 Things That (On Their Own) Don’t Guarantee a Home Sale

Sellers can be, let’s say, unreceptive, to this fact, however. They may have been told by a friend, co-worker, relative or neighbor that, “If your agent would just do X, you’ll have your home sold in an instant…worked for me.”

And, maybe it did work for them. But their house is not the same as your house. Their neighborhood is not the same as your neighborhood. Their pricing strategy & motivation is not the same as your pricing strategy/motivation. The market then, is not the market now. And so on and so on…

The Definitive Guide on How to Sell Real Estate to Millennials

February 26, 2018 By Scott Sandberg Leave a Comment

Because we all need just one more blog post on this topic.

How to Sell Real Estate to MillennialsAs real estate agents, we see a lot of articles and blog posts on this very topic. I suppose it’s because there are a lot of Millennials, and many of them will buy homes someday.

So, I guess real estate professionals and others hoping to work with Millennials could spend a lot of time delving into demographic and psychographic data about this generation. We could spend time trying to figure out what’s the best medium to reach them with, the best platform, the best time to connect with them, and with what tech-savvy sales tactic.

Or, we could, you know, do what we’ve done with Gen X, the Boomers and every other generation. Because Millennials aren’t aliens from another planet. They’re just people. Pretty much like you and me.

So here are some thoughts on how to sell real estate to Millennials.

Now is a Great Time to Buy. Or Sell. Or Not.

August 31, 2017 By Scott Sandberg Leave a Comment

Real estate marketing often misses the most important factor in home buying and selling decisions.

New Mortgage Lending Disclosures Start Oct. 5
Real estate agents are great at proclaiming when the best time to buy, or sell, a home may be. And, if we’re just talking about hard numbers–quantitative market data–they’re often correct. What’s missing in all the numbers and the talk is the prime mover in nearly every real estate transaction.

Life.

Understanding the Value of an Online Home for Real Estate Agents

August 7, 2015 By Scott Sandberg Leave a Comment

Real Estate Agent Websites Increasingly ImportantThe headline of an article in an e-newsletter sent to me recently by the Florida Association of Realtors® stopped me dead in my (digital) tracks. The headline read, “Realtors’ websites no longer a key marketing tool”.

Really? Even when we know that 92% of homebuyers use the internet in their home search?

That headline turned out to be a little bit misleading, but only slightly so. The article went on to discuss a recent National Association of Realtors survey indicating that Realtors increasingly turn to social media and online communities to build brand and generate new connections/business.
