Providence Homes currently taking appointments for home buyers interested in purchasing one of the first available townhomes.
Important things to know about Woodland Park at Nocatee:

New Florida Homeowner? File for Homestead Exemption by March 1, 2024
File for Your Homestead Exemption Before March 1, 2024 & Save on Your Property Taxes.

Don’t forget! If you purchased a primary residence in Florida in 2023, you likely qualify for a homestead exemption of up to $50,000. That means that your property tax will be based on your home’s assessed value, minus the amount of your exemption (up to $50,000). That can mean big savings.
Of course, you must meet certain criteria set forth by the state of Florida, but most homeowners who can count their Florida home as their primary residence as of January 1, 2024 will qualify. This year, both Duval & St. Johns County allow homeowners to file online.

Nocatee November Market Stats
A quick look into the housing market in Nocatee last month.

Housing market stats in November look pretty solid, with a little bit of a slowdown in pending/solds, which can likely be attributed to seasonality (compare to numbers from July of this year). But, I’d like to break down these November numbers a little bit further:
- Of the 50 new listings that came on in November, 20 of them were new construction
- 14 properties went under contract, and only 1 was new construction
- 39 properties moved to pending (contingencies cleared/ready to close), but 23 of them were new construction
- 52 properties sold in November, 18 of which were new construction
With that in mind, I imagine by the end of this month, we’ll see quite a few more new construction sales, whether under contract or fully closed, based on some of the year-end builder incentives we’ve talked about here, here and here. And, there’s still time to take advantage of those incentives, whether in the form or a rate buy down, closing costs or design center options.

As the community nears completion, a look at what builders have on offer.
We’ve been writing about eTown for awhile now. So, as the community nears completion, we thought it was time for a little update, and a look at what some of the builders in the community have on offer as of now.
What’s New at The Exchange?
eTown’s “main street” is now home to a variety of restaurants and retailers, including Publix, Mr. Chuy, Papa Johns, Great Clips, Gate Gas and more. A brand new fire station has also opened, and The Hub, eTown’s welcome center, will soon be converted to other uses.
Newton at eTown
Newton is a gated townhome community with an its own pool & pavilion. Toll Brothers is the builder, offering 3 floor plans starting in the low $500,000s. Buyers of any of their quick move-in homes may also qualify for a rate buy down to 5.99%.
