Jacksonville and St. Augustine GolfIn a stretch of approximately 3 miles along County Road 210 in St. Augustine, FL, you’ll find 3 popular golf course communities, St. Johns Golf and Country Club, Cimarrone and South Hampton. Let’s take a quick look at the market, year over year, in each of these communities, and see how they compare.

As one might expect, inventory is down year over year in both St. Johns Golf and South Hampton. Cimarrone is a bit of an outlier, seeing a nearly 29% increase in active listings over 2017. Average sale price, however, is up consistently across all three communities.

Keep Your Home Smelling Fresh for Potential Home Buyers

Tips for neutralizing odors while your home is listed for sale (or any other time).

Keeping your home neat, tidy and fresh is job one when listing it for sale. You want to make the best first impression possible for potential home buyers, after all.

That said, life doesn’t stop just because your home is on the market. Which means you might occasionally find yourself with some stubborn cooking odors, pet odors, or the funk of an active teenager or two. Fortunately, there are solutions for eliminating these troublesome scents:

Sunlight & Ventilation
Fresh air and sunlight can go a long way toward combatting odors. If you have a range hood that vents to the outside of your home, use it when you’re cooking. Otherwise, open windows to let fresh air in and odors out. Opening blinds/drapes and letting some sunlight in can also help eliminate damp, musty/moldy odors that might be lingering in your home.

Vinegar
Keep a small bowl of vinegar out while cooking strong smelling foods to help absorb the aromas. Or, if there are stubborn odors in the home even when you’re not cooking, try simmering about a cup of white vinegar in a small saucepan to help clear the air. [Read more…]

Walden Chase Market Update

Walden Chase, Ponte Vedra, FLWalden Chase Inventory Rising Ahead of Peak Selling Season

As we move into the spring/summer buying and selling season, we see home inventory in Walden Chase beginning to increase. At the end of March, there were 10 active listings, and there are now 12 on the last day of April (though 3 are under contract).

A total of 6 homes have sold since the beginning of the year, and the average sale price year to date is $285,333. Absorption rate (how long the current inventory of properties would last at the current rate of sales) is increasing, sitting at a little more than 3 months at the end of March, and the average number of days on market sits at 42.

5 Reasons Why the Appraisal May Have Come in Low

Keep these tips in mind when pricing your home, so you won’t be blindsided before you get to closing.

Unless you’re selling your home for all cash, there will likely be an appraisal involved in the transaction. And when an appraisal comes in low, it can create complications. Often times, the contract will need to be renegotiated, to reflect the appraised value, or some other concession will need to be made. The deal can be cancelled all together. Or, you may be able to contest the appraiser’s findings, if you can show the appraised value is inaccurate.

Before you jump to any conclusions, however, it’s important to know some of the factors that may go into an appraiser’s final number. Some of these aren’t immediately apparent to most home sellers, but they are all valid considerations for an appraiser. [Read more…]
