Where to Look for Single Family Homes under $400,000 in St. Johns County, Florida

As the market begins to stabilize, there are more options for homes at a (slightly) more affordable price point.

As the housing inventory shortage is beginning to ease, and sellers are realizing they’re going to have to adjust their expectations, especially in light of rising/volatile interest rates, we are seeing some more affordable single family homes being listed here in St. Johns County.

Let’s look at some numbers from the past 13 months. The median sale price in St. Johns County is over $500,000, but that number is trending downward since the beginning of the year. Active inventory is up, and as a result, we’re seeing fewer homes selling for–or over–list price. Year-over-year, the number of days a home spends on market is up significantly over the crazy times of last year, but since January, you can see that number is starting to come down again. That’s a good indicator of stronger sales activity.

New Florida homeowners should file for homestead exemption by March 1, 2023.

File for Your Homestead Exemption Before March 1, 2023 & Save on Your Property Taxes!

If you bought a home in Florida in 2022, you likely qualify for a homestead exemption of up to $50,000. That means that your property tax will be based on your home’s assessed value, minus the amount of your exemption (up to $50,000). That can mean big savings. 

Of course, you must meet certain criteria set forth by the state of Florida, but most homeowners who can count their Florida home as their primary residence as of January 1, 2023 will qualify.

Note: This is the first of what we hope will be an ongoing series of blog posts highlighting things to do in and around Jacksonville.

Down a narrow alleyway in A Coruna, Spain, just past the Bar La Florida, coincidentally, is El Rey de Jamon. It’s a small restaurant with cured hams hanging from the ceiling and outdoor seating. Back in 2017, we were fortunate enough to travel to Spain, and we spent part of an afternoon at El Rey de Jamon, enjoying a tasting platter of Serrano and Iberico hams, local cheeses, bread and, of course, wonderful Albarino wines. For dinner, we found another great local restaurant serving fresh seafood, which we paired some excellent Godello wines.

What home buyers and sellers need to know now to succeed in the market

How to Weather Today's Changing Housing Market

By now, it’s clear we’re in the middle of a housing market adjustment. Which means that some of the strategies being employed by buyers and sellers as recently as 6 or 8 months ago are now out the window. It’s time to adjust to the “new” normal, which, in reality, is beginning to look a bit more like the “old” normal, prior to the pandemic.

What’s changed? Quite a bit, but for now, let’s focus on some of the highlights:

Mortgage Rates are Up
Mortgage rates are hovering around 7%. Compare that to the beginning of this year when rates were closer to 3.5%. The result is diminished buying power, meaning home buyers will need to come out of pocket with more cash to get the same home, or look at lower priced listings to get something they can afford.
