What Makes 105 Spring Tide Way Such a Special Property
A unique condo in the heart of the Nocatee community.
When you think of a condominium, you likely think of an apartment-style building, with multiple units on each floor. You might have neighbors above you, and below you, and parking can be anything from a communal garage to unassigned, uncovered parking spaces.
That type of condo is available at Tidewater. But 105 Spring Tide Way, and others, are different. While still a part of the Tidewater condominium association, 105 Spring Tide Way offers several advantages to the apartment-style condo building:
- Townhouse Style Feels More Like A Single Family Home
The condos on Spring Tide Way are more like townhouses, meaning while you may have shared walls, there are no neighbors above or below you. In fact, 105 Spring Tide Way offers a 3-story floor plan, with a deck on the second floor and covered patio beneath. - Attached 2-Car Garage
Rather than sharing a parking lot with everyone else in the condo community, this unit comes with its own attached 2-garage, keeping your vehicle out of the elements. It also leaves room for additional storage, and, if you’ve just got one car, room for a golf cart, which is ideal in the Nocatee community. - Preserve Views
The units on Spring Way all back to a wooded preserve, not other buildings or homes. This adds to the feel of a single family home, as you can enjoy your morning coffee on the deck, overlooking the woods. - Greater Flexibility in the Living Area
The townhouse-style layout of 105 Spring Tide Way offers lots of versatility to match your lifestyle. On the first floor, there’s a separate bedroom and full bath, creating an ideal space for an in-law suite, teen’s room, media room/den or office. The main level is an open space with an island kitchen, dining space and great room, with wainscoting accents. There’s also a wine chiller, powder room and access to the 2nd story deck out back. Upstairs, you’ll find the large primary bedroom, a third bedroom with en-suite bath and a good size laundry room.
The Tidewater community itself also offers a number of advantages for homebuyers, including:
- Gated access
- Dedicated community pool
- Central location close to Nocatee’s Splash and Spray parks, sports courts, Nocatee station field and shopping/dining at Nocatee town center
Whether you’re looking for a “lock and leave” style 2nd home, or a low-maintenance primary residence, 105 Spring Tide Way could be just what you’re looking for. For more information, or to schedule a tour, drop us a line using the form below…

Where to Look for Single Family Homes under $400,000 in St. Johns County, Florida
As the market begins to stabilize, there are more options for homes at a (slightly) more affordable price point.
As the housing inventory shortage is beginning to ease, and sellers are realizing they’re going to have to adjust their expectations, especially in light of rising/volatile interest rates, we are seeing some more affordable single family homes being listed here in St. Johns County.
Let’s look at some numbers from the past 13 months. The median sale price in St. Johns County is over $500,000, but that number is trending downward since the beginning of the year. Active inventory is up, and as a result, we’re seeing fewer homes selling for–or over–list price. Year-over-year, the number of days a home spends on market is up significantly over the crazy times of last year, but since January, you can see that number is starting to come down again. That’s a good indicator of stronger sales activity.
We’ve still got a ways to go before the market truly stabilizes, but there is some good news for anyone looking for a single family below $400,000 in St. Johns County, Florida. Take a look at listings in these communities:
