A quick look at what happened in the Nocatee housing market in January.
In Context
To add a little context to the graphic above:
- Six of the 14 new listings were new construction (though builders do have more inventory not in MLS)
- 23 of the 54 sold listings were marked as new construction
- Average number of days on market for sold listings was approximately 13 (though that data is likely slightly skewed, as some new construction sales are entered as 0 days on market)
Key Points
- Inventory continues to be tight, even as builders try to keep up with demand
- It’s still a seller’s market, and likely will be for the near future
- It’s difficult, though not impossible, to buy in Nocatee for less than $500,000
- Now more than ever, it’s important to have a knowledgeable agent to help guide you through the buying or selling process, e.g., dealing with multiple offers, negotiating/working with builders & finding the home you want in a competitive and somewhat sparse market
