St. Johns County Housing Market Continues to Show Signs of Growth

The housing market recovery in St. Johns County, Florida continues to accelerate as more requests for building permits emerge. As noted in this article from the St. Augustine Record, a number of new housing developments are being considered, including:

Encanta, a Planned Unit Development (PUD) off S.R. 16 that calls for 580 single-family homes, as well as office/commercial space
Chasewood, a PUD off US-1, south of International Golf Parkway, that calls for 68 homes
Arbor Mill, a PUD on CR 16A that calls for 252 single family homes

Other developments of note:

Nocatee continues its build-out with new neighborhoods coming soon: Greenleaf Lakes, Siena at Town Center, The Villas at Nocatee and Cypress Trails
ICI Homes has broken ground on Tamaya at Beach & Kernan in Duval County, a gated community planned for 2,400 homes
Segovia near World Golf Village will consist of 220 townhomes, with 60 acres of preserved wetlands

Most Affluent ZIP Codes in Northeast Florida

The Jacksonville Business Journal has an interesting article out today identifying the most affluent ZIP codes in Northeast Florida. Interesting that 32081 comes in at number one on the list. Of course, the list focuses on percent of households earning $200,000 or more. I’m guessing if we raised that dollar figure a bit more, 32082 would likely come out on top.

That said, it’s an interesting statistic. 32081 is home to Nocatee, for example, as well as Marsh Harbor, Quail Ridge, Walden Chase and a number of other desirable communities.

Finding Beach Access in St. Johns & Duval Counties, Florida

Heading to the beach is just one of the great advantages of living here in northeast Florida. On any given day, you can head over to Jacksonville Beach, with its busy pier and boardwalk, or head south to St. Augustine beach.

But what if you’re looking for beach access a little more off the beaten path, or just a little closer to home? Well, the Florida Department of Environmental Protection has developed an interactive map to help you find a public beach access point, wherever you are in Florida. It’s an easy way to find your way to your local beach.

Personally, I’m partial to the Guana Tolomato Matanzas National Estuarine Research Reserve access points (follow @GTMReserve on Twitter), due to the undeveloped nature of the beach in that area, but there are lots of other access points on the map I plan on checking out. I hope you will, too…
