Will Job Growth Keep Pace with Population Growth in NE Florida?

August 31, 2018 By Scott Sandberg Leave a Comment

Some Labor Day labor statistics for the greater Jacksonville area.

Making Sure Your Flip Isn't a FlopSt. Johns County, just south of Jacksonville, is growing fast. According to the census bureau, Florida’s St. Johns County is the 14th fastest growing county in the nation. Drill down a little deeper, and you’ll find that much of that growth is happening in the town of Ponte Vedra, FL, home to Nocatee, and ranked as the 2nd fastest growing suburb in America by Realtor.com.

With so much growth happening, you have to wonder…where do/will all these people work? The Florida Department of Economic Opportunity may have a few answers for us.

Crunching the Numbers in Nocatee – Duval vs. St. Johns County

August 14, 2018 By Scott Sandberg Leave a Comment

Nocatee offers the choice of buying a home in Duval or St. Johns County, FL…which is right for you?

Approximately 15% of Nocatee home sites are/will be in Duval County, not St. Johns County. It’s a fact that bears repeating, given we’ve heard of several new homeowners recently who were surprised to learn that their new address is actually in Duval County, not St. Johns (the lesson here is to always ask your agent or builder’s rep if you’re ever unsure about anything related to your home purchase).

So, why would you choose a home in one county over the other in Nocatee? Well, it’s your call, but here are a few things home buyers might consider:

Pricing
We can start by taking a look at how much you might pay for a home in Duval County vs. St. Johns County in Nocatee. Consider pricing year to date: [Read more…]

Jump in At Beachwalk…the Water’s Fine

February 22, 2018 By Scott Sandberg Leave a Comment

A little deeper dive into what it takes to live on 14-acre man-made lagoon.

Crystal Lagoon at Beachwalk in St. Johns County, FL

Beachwalk is already something of a household name around St. Johns County. The new community along CR-210 at I-95 will have a 14-acre man-made lagoon as its centerpiece, surrounded by homes from Americrest Luxury Homes, Lennar and Vintage Estate Homes. But if you’re like me, the first question you have about a community like this doesn’t necessarily revolve around the homes or the builders. No, your first question might be, “How do they keep that lagoon clean?” And if you’ve ever lived in a community with a public pool, you know what I’m talking about.

Fortunately, it seems that Fernando Fischmann, founder of Crystal Lagoons, has solved that problem. If you take a look at the “Concept & Technology” section of the Crystal Lagoons website, the company spends a few paragraphs discussing how it handles water treatment and filtration.

According to the company, Fischmann’s patented technology uses significantly less chemicals and energy as traditional swimming pool treatment/filtration. In fact, the system uses “controlled pulses of very small quantities of oxidants/micro-biocides to the water in the lagoon”. For filtration, Crystal Lagoons relies on “the application of natural compounds and different ultrasonic waves” to remove particles from the water. The water quality and systems are monitored from a centralized remote location, further reducing costs.

And so far, with more than 600 projects in different stages of development or operation around the world, the Crystal Lagoons system seems to be working. Which is likely a big part of what attracted Beachwalk’s builders to the project.

A Quick Overview of Beachwalk

Americrest Luxury Homes’ first community of villa-style homes, Atlantica Isles, will be close to the lagoon, and range in size from approximately 2,500 – 3,000 s.f. A gated community, Atlantica Isles will provide residents with lawn maintenance and exterior painting, along with all the amenities of Beachwalk. Pricing starts in the high 400s.

Lennar will begin building in The Reef at Beachwalk, just slightly west of the lagoon. Homes will range in size from approximately 1,800 – 2,300 s.f., and prices will start in the low $300s. Contact us for more details on these Lennar homes.

Vintage Estate Homes is building single-family homes just east of the lagoon, and sales have begun already. Homes will range from approximately 2,700 – 4,000 s.f. Prices begin in the mid $500s.

Once complete, there will be approximately 760 homes in Beachwalk, along with retail, restaurants and more.

You can view the Beachwalk site plan here. Or contact us for more information.

”Lots of Runway” Left When it Comes to Growth in Jacksonville & St. Johns County, Florida

August 16, 2017 By Scott Sandberg Leave a Comment

St. Johns County Continues Housing GrowthThat’s the opinion of Batey McGraw, president of Dream Finders Homes, a company with a growing presence in northeast Florida, as well as Orlando, Savannah/Hilton Head and several other markets across the United States. His comments come in a recent interview with the Jacksonville Business Journal, in which he describes the reasons his company is taking such a large stake in the area.

We always look for job growth. Job growth drives housing demand. Jacksonville has robust job growth as a percentage of population.”
