Running the Numbers on a Few of Northeast Florida’s Newer Communities

Let’s take a quick look at pricing and inventory for new homes as we head into Spring 2019.

Price adjustments in new home construction happen all the time. The market shifts–demand increases/decreases, or labor/material costs rise–and prices need to rise or fall accordingly.

So, now that some of the newer communities along CR-210 have been actively selling for a while, let’s take a look at what prices and inventory are doing.

Shearwater

Shearwater has been selling homes since mid-2016, so it’s got a little bit of a leg up on the two other communities we’re reviewing. Southside Quarter Brings Urban Style to Jacksonville’s Southside

It’s the type of setting you’d expect to find in more urban environments. Single-family homes and townhomes, apartments, shopping, dining and businesses, all clustered together in a convenient location. And, as Jacksonville, and the Southside, continues to grow, it may be something we’ll see more of in the future. But for now, Weekley’s “Central Living” concept is among the first of its kind in the Jacksonville area.

Closer to Where You’re Going

Chances are Southside Quarter is close to many of the places you’re going to already. Shopping and dining at St. Johns Town Center. Costco. Tinseltown. IKEA. Publix and Winn-Dixie on Baymeadows. And if you already work in the area (McKesson, Availity, Deutsche Bank and, coming this spring, Web.com), so much the better.

Two New Communities Underway Near Jacksonville

Wildlight and eTown show contrasts—and similarities—in area communities.

New Communities near Jacksonville

Much has already been written about the booming residential developments happening in St. Johns County, Florida. But sleepy Nassau County, north of Duval, is on track to potentially double in size by 2045. And southern Duval County is seeing increased growth where it abuts St. Johns County.

Wildlight Builds on Rural Florida Feel

Located in Yulee, in Nassau County, Wildlight is building on the area’s rural roots, with a distinctly modern twist. The developers are calling it “Florida Lowcountry Living”, and it combines an “Old Florida” feel with modern amenities like gigabit ethernet and fiber optic cable. There will also be miles of trails, bike lanes and parks, as well as 350 acres of preserved open space.

Builders include D.S. Ware, Dream Finders and Dostie Homes.

eTown Brings the Connected Lifestyle to Duval County

From the developer behind Nocatee, The PARC Group, comes eTown, a development just east of 9B/I-295 and south of Baymeadows Rd. Designed with a focus on “convenience, technology and sustainability,” eTown is scheduled to open in the summer of 2019. Situated in the heart of the booming Southside area, near the St. Johns Town Center, Flagler Center and JTB, eTown is close to the shops, services, businesses and entertainment venues residents want.

Builders include ICI Homes, David Weekley and Toll Brothers.

Both communities tout the convenience of proximity to Jacksonville, the beach, the airport, shopping, entertainment, etc. eTown is perhaps more centrally located, but Wildlight’s location a bit farther off the beaten path will be an attraction for some home buyers.

Both communities have a focus on technology. As mentioned earlier, Wildlight promises gigabit internet speeds for residents. And eTown will embrace “smart living”, perhaps an indication that some smart home technologies may be baked in, or at least offered, with the homes in their Marconi and Edison neighborhoods.

Jump in At Beachwalk…the Water’s Fine

A little deeper dive into what it takes to live on 14-acre man-made lagoon.

Beachwalk is already something of a household name around St. Johns County. The new community along CR-210 at I-95 will have a 14-acre man-made lagoon as its centerpiece, surrounded by homes from Americrest Luxury Homes, Lennar and Vintage Estate Homes. But if you’re like me, the first question you have about a community like this doesn’t necessarily revolve around the homes or the builders. No, your first question might be, “How do they keep that lagoon clean?” And if you’ve ever lived in a community with a public pool, you know what I’m talking about.

Fortunately, it seems that Fernando Fischmann, founder of Crystal Lagoons, has solved that problem. If you take a look at the “Concept & Technology” section of the Crystal Lagoons website, the company spends a few paragraphs discussing how it handles water treatment and filtration.

According to the company, Fischmann’s patented technology uses significantly less chemicals and energy as traditional swimming pool treatment/filtration. In fact, the system uses “controlled pulses of very small quantities of oxidants/micro-biocides to the water in the lagoon”. For filtration, Crystal Lagoons relies on “the application of natural compounds and different ultrasonic waves” to remove particles from the water. The water quality and systems are monitored from a centralized remote location, further reducing costs.

And so far, with more than 600 projects in different stages of development or operation around the world, the Crystal Lagoons system seems to be working. Which is likely a big part of what attracted Beachwalk’s builders to the project.

A Quick Overview of Beachwalk

Americrest Luxury Homes’ first community of villa-style homes, Atlantica Isles, will be close to the lagoon, and range in size from approximately 2,500 – 3,000 s.f. A gated community, Atlantica Isles will provide residents with lawn maintenance and exterior painting, along with all the amenities of Beachwalk. Pricing starts in the high 400s.

Lennar will begin building in The Reef at Beachwalk, just slightly west of the lagoon. Homes will range in size from approximately 1,800 – 2,300 s.f., and prices will start in the low $300s. Contact us for more details on these Lennar homes.

Vintage Estate Homes is building single-family homes just east of the lagoon, and sales have begun already. Homes will range from approximately 2,700 – 4,000 s.f. Prices begin in the mid $500s.

Once complete, there will be approximately 760 homes in Beachwalk, along with retail, restaurants and more.
