Nocatee in Ponte Vedra—the nation’s 3rd best-selling master planned community—tends to get most of the headlines, but there are plenty of additional options for homebuyers who want to build a new home in northeast Florida.

New, streamlined forms designed to make mortgage lending process more transparent

New Mortgage Lending Disclosures Start Oct. 5Beginning in October of this year, the forms homebuyers and their lenders use in completing a real estate transaction will change. Thanks to new requirements from the Dodd-Frank Wall Street Reform and Consumer Protection Act, homebuyers will now have fewer documents to review, and the documents provided during the loan application phase, and at the closing table, will be much more closely aligned.

Real Estate Agent Websites Increasingly ImportantThe headline of an article in an e-newsletter sent to me recently by the Florida Association of Realtors® stopped me dead in my (digital) tracks. The headline read, “Realtors’ websites no longer a key marketing tool”.

Really? Even when we know that 92% of homebuyers use the internet in their home search?

That headline turned out to be a little bit misleading, but only slightly so. The article went on to discuss a recent National Association of Realtors survey indicating that Realtors increasingly turn to social media and online communities to build brand and generate new connections/business. The housing market in northeast Florida continues to pick up steam, with median prices continuing to inch upward. The one big constraint on the market, however, seems to be inventory.
