Back in 2006, Rivertown broke ground on what was planned to be a community of approximately 4,500 homes along 3 ½ miles of the St. Johns River. Covering more than 4,000 acres, Rivertown would have a variety of amenities, as well as plenty of green space, including a 58-acre riverfront park.
Then the housing bubble burst.
Like every other community, new or old, Rivertown hunkered down and weathered the storm. Fast forward to 2014, and while the housing crises had abated, Rivertown was faced with competition from larger, more centrally located communities like Nocatee and Durbin Crossing. The community’s original developer, the St. Joe Company, sold the land to Mattamy Homes. And today, Rivertown is re-emerging with new builders, and new energy.
The Sandberg Team’s buyer specialist Cindy Spain recently visited Rivertown again to see first-hand what makes this community so special.
Sales reps at Rivertown like to say that Rivertown homes are typically about $40,000 less than comparable homes in Nocatee. It’s difficult to make an apples-to-apples comparison, given the range of builders, neighborhoods, floor plans and upgrades available in Nocatee, but it’s probably safe to say that your home buying dollar, as well as your commute, may stretch a little further in Rivertown.
Amenities
Rivertown’s amenities have always been on par with other area communities. A zero-entry pool w/corkscrew slide, junior Olympic-sized pool, tennis courts, ball fields & nature trails. The one thing that Rivertown has that the others don’t, of course, is access to the river. Residents enjoy walking trails along the river at Riverfront Park, as well as a fishing pier. What’s more, Mattamy indicates amenities will continue to evolve to align with residents’ wants and needs.
The knock on Rivertown has always been that it’s a bit too far off the beaten path. But with plans for a new entrance/access point off of Longleaf Pine Pkwy. to the northeast, and the planned extension of Florida SR-9B to St. Johns Parkway, it won’t be long before getting to Rivertown will be faster and easier than ever before.
