Quick, what’s the first thing that comes to your mind when you think of Florida? A lot of people will answer the beach (and, yes, some will say Disney or Daytona). But I’d guess most people visiting Florida think about visiting the beach, whether it’s down south in Miami or the Keys, or on the panhandle in Panama City Beach or Destin.
Not coincidentally, when people think of waterfront property in Florida, they’ll often think of the beach, as well. But here in Northeast Florida (Jacksonville, Ponte Vedra Beach, St. Augustine, etc.), there are plenty of options for homebuyers beyond just the beach/oceanfront.
The Atlantic Intracoastal Waterway
Let’s start with the Intracoastal Waterway (ICW). Originally designed as a navigable water route that skirts the many hazards of travel on the open seas, the ICW is also a great place for recreational boating and fishing. Here in northeast Florida, it’s also a popular place for homebuyers.

Note that Queens Harbour maintains a freshwater yacht basin with access to the ICW via a private lock.

The St. Johns River
While all of northeast Florida is often referred to as the First Coast, Jacksonville proper has the unofficial nickname of the River City. That’s due to its location on the St. Johns River, the longest river in Florida. Downtown Jacksonville sits right on the river, and a number of communities in and around the city boast riverfront properties.

Of course, there are plenty of other neighborhoods with access to the St. Johns or the Intracoastal, from Julington Creek and Orange Park to South Ponte Vedra Beach and St. Augustine. But if oceanfront is what you want, northeast Florida has plenty of condos and single-family homes that come with ocean breezes and spectacular views.
