How much does it really cost to buy a home in some of Northeast Florida’s newest and most popular developments? Let’s look at the numbers using the latest listings in the Northeast Florida MLS.
Nocatee – Right now, you can buy a home in Nocatee for just under $300,000, if you need less than 2,000 square feet.
Shearwater – It’s a similar story in Shearwater, with the lowest listing price currently sitting at about $287,000.
Creekside @ Twin Creeks – Granted, the Twin Creeks community is just getting underway, but so far, $300,000 seems to be the low end of the spectrum.
Rivertown – After some fits & starts, Rivertown is ramping up again under new management from Mattamy Homes. Some older homes may pop up now again closer to $250,000, but $300,000 is a more common price point.
Bannon Lakes – Also just getting started is Bannon Lakes at International Golf Parkway and I-95. While there are some homes under $300,000 available, you may want to be prepared to pay a bit more.
Las Calinas – Another slightly more established community, there are some opportunities to buy older/smaller homes under $300,000.
Palencia – As Palencia is a bit more established, it’s possible to find some older, and/or smaller, homes that are under $300,000.
Madeira – Madeira in St. Augustine also shows about $300,000 as the entry point for buying a home in the community.
Keep in mind, these numbers are for single family homes only (no town homes or condos), and many builders don’t list all their inventory in MLS. Further, this is not an exhaustive list of communities, by any means. So there may be some deals to be had below $300,000. But based on this exercise, it’s seems like $300,000 is a good starting point for northeast Florida home buyers.
