Some thoughts on why home buyers might want to consider this move-in ready home

With so many homes and communities to choose from in northeast Florida, it can be difficult for home buyers to make a choice. But, if you happen to be looking in the St. Augustine/Ponte Vedra area, there are a few important reasons to consider Las Calinas, and 92 Appaloosa Ave., specifically.

About Las Calinas

Las Calinas offers a nice mix of brand new and existing homes, conveniently located just south of Nocatee, and north of downtown St. Augustine. Easy access to US-1 & I-95 make commuting to Jacksonville or St. Augustine a breeze, and residents are close to World Golf Village, Palencia, Nocatee & more.

No CDD Fee
One of the things that makes Las Calinas stand apart from some of the larger, newer communities in the area, however is that residents pay no CDD fee. CDD stands for Community Development District, and it’s simply a way for new communities to finance/support the infrastructure for the development of the community. It’s paid annually with your tax bill, and consists of the bond portion (which can eventually be paid off) and the operations & maintenance portion (which will be ongoing). In Las Calinas, residents don’t pay CDD fees, only homeowner’s association fees.

So, what makes 92 Appaloosa Ave. so unique? Let’s take a look:

Larger Lot Size
To begin with, the home sits on the north side of the community, where the lots, and homes, tend to be larger. 92 Appaloosa is on an 85 foot lot, on a preserve, with a total of .39 acres. The backyard is already fenced, and there’s plenty of room for a pool.

More Room for Storage
This home has a 4-car garage. That’s pretty unique. And it’s especially important if you’re moving down here from the north, where you could use your basement for storage, or if you have a few toys you want to store, like personal watercraft, surfboards, a golf cart. Pricing
