It’s safe to say that the majority of the growth around Jacksonville, Florida is happening in northern St. Johns County. Nocatee in Ponte Vedra—the nation’s 3rd best-selling master planned community—tends to get most of the headlines, but there are plenty of additional options for homebuyers who want to build a new home in northeast Florida.
A quick look at St. Johns County’s Development Tracker map, or a scan of pending applications for the month of September (PDF) would indicate that homebuyers looking for new construction should have no trouble finding it here, right now, or within the next several years.
Already underway is the Trailmark community, west of Pacetti Rd. and north of CR-208 in St. Augustine. To the northeast will be Markland, just off International Golf Parkway in the World Golf Village area, and brought to you by the same company that developed Palencia. Joining them this fall will be Shearwater and, perhaps a little later, Twin Creek, both in the booming County Road 210 corridor.
Trailmark strives to capture an “Old Florida” feel by developing the site with the natural landscape in mind. Walking and cycling trails will meander among the oak trees, and a kayak launch is planned along Six Mile Creek. The community will have room for 2,278 homes on 1,300 acres, and will be located in the highly rated St. Johns County School District. D.R. Horton is the community’s first featured builder, and pricing begins in the mid-$200s.

Markland will be a smaller community, just 345 homes, located east of I-95. Site preparation has already begun at Markland, and designs for the Markland Manor House, the centerpiece of amenities for the community, have recently been released. Lots will range from 58’ wide, to 93’ wide on the estate lots. Model homes are expected to be completed later this year, or in early 2016.
Shearwater Location
Shearwater will bring another 2,000 homes to St. Johns County along the growing County Road 210 corridor. Located near Timberlin Creek Elementary school, Shearwater will also incorporate a significant amount of natural green space in the community, with hiking/biking trails, a kayak/canoe launch on Trout creek, two swimming pools and a ‘lazy river’ raft ride. Site preparation is already underway, and homebuilders David Weekley, Lennar, Richmond American and Mastercraft Builders should begin building this fall.
Twin Creeks may take a little longer to get underway, but plans show a significant investment just outside of Nocatee on the west side of US-1, and along CR-210 to I-95. Plans include the construction of 1,250 single-family homes, 1,030 multi-family units, 120 hotel rooms, nearly 2 million s.f. of flex industrial space, nearly 1 million s.f. of commercial space and 700,000 s.f. of office space. The county is currently reviewing the Twin Creeks development plan.
