A lack of inventory has dogged the national housing market for sometime now. Believe it or not, the same holds true here in northeast Florida, even with all the development we’re seeing. In fact, the latest numbers from the Northeast Florida Association of Realtors show a more than 21% decrease in inventory over this time last year.
Area builders are responding, however, as evidenced by an uptick in permits for new homes. Many of these permits are for the high-profile communities we’re already pretty familiar with, such as Nocatee, Twin Creeks, Shearwater and the like. But a quick look at the St. Johns County development tracker indicates there may be even more new communities coming out of the ground sooner rather than later.
For instance:
Steeplechase – St. Augustine
Steeplechase could bring 951 single family homes to St. Augustine in the area east of Pacetti Road and west if I-95.
Grand Oaks – St. Augustine
Just to the northeast of Steeplechase, Grand Oaks has plans for 999 residential units, plus commercial and office space.
Chasewood – St. Augustine
Plans for 68 lots just north of the St. Augustine Airport, on the east side of US-1.
Preserve Pointe – Ponte Vedra Beach
New construction isn’t limited to big developers building out large swathes of land. Developments like the 10-unit Preserve Pointe in Ponte Vedra Beach bring new construction to some of the areas most well-established, and highly desirable, locations.
Keep in mind that all of these are in some stage of approval/planning, so there may be changes to the final product. That said, some of the larger developments appear to be moving on to later stages of development, including:
Beachside at Twin Creeks
Joining Creekside and Beacon Lake at Twin Lakes, things appear to be ramping up on the north side of CR-210.
Deep Creek Landing at Nocatee
Hope to hear more on this one shortly, but for now, plans call for 250 single family lots and 74 duplexes, close to the Nocatee Splash Park and Town Center.
Crosswater Village at Nocatee
South of Coastal Oaks at Nocatee, where the Crosswater Parkway extension is going in, there seem to be plans for a community of 432 single family homes. Again, hope to hear more on this in the coming weeks.
