The average sale price for homes in northeast Florida climbed more than 9% over the same period last year. That said, appraisals can still be a challenge in some instances as aligning the previous six months of home sales data can be a challenge/hinderance in an accelerating market. In the Ponte Vedra / Nocatee area, we’re seeing an increase in sales, new listings and median sale price, and a solid decrease in days on market.
In short, competition for the best properties is high, meaning buyers should be prepared to move quickly.
