The northeast Florida housing market continues to improve, with both the number of closed sales, and median sales price, up year over year. As I stress each month, however, it’s important to look at the data on a more granular level when buying or selling a home. While trends look good in the region overall, there are significant differences by area/neighborhood.
In the northern part of Ponte Vedra Beach, for example, the median sales price is up significantly, as are the number of new listings. Just a few miles to the west, in Ponte Vedra, the median sales price up, though not nearly as much as Ponte Vedra Beach. At the same time, Ponte Vedra Beach continues to see a rise in new listings, while new listings in Ponte Vedra decreased in June.
