Nocatee School Zoning Issues on the Table at 9/12 Town Hall Meeting

Nocatee School Zoning Town HallChanges to current school zoning for the 2014-2015 school year will be the topic of discussion at a Sept. 12 Town Hall meeting at Ponte Vedra High School. The Town Hall meeting will begin at 6:30 pm. Two proposals specifically impact students in and around Nocatee. One proposal splits Nocatee students between the new Nocatee school and Ocean Palms Elementary, while a second proposal zones all Nocatee residents for the new Nocatee school.

Real Estate Market Statistics for Jacksonville, Ponte Vedra & Northeast Florida – July 2013

Real Estate Statistics - Northeast Florida - July 2013Positive trends continue in the housing market as a whole in Northeast Florida. Closed sales are up year-over-year, as is the median sales price. As always, we’ll caution home buyers and sellers on reading too much into national, and even regional, stats, as numbers at the neighborhood level can be drastically different.

In this months report, for instance, you can see median sales price in north Ponte Vedra Beach is up nearly 50%. Down the road in south Ponte Vedra Beach, Ponte Vedra and Nocatee, the median sales price rose just 3%. So while numbers overall are positive, they don’t translate equally across all neighborhoods. In short, a Realtor can help you understand what’s happening in your neighborhood by providing the latest, most accurate sales data.

Housing Market Stats for Jacksonville, Florida, June 2013The northeast Florida housing market continues to improve, with both the number of closed sales, and median sales price, up year over year. As I stress each month, however, it’s important to look at the data on a more granular level when buying or selling a home. While trends look good in the region overall, there are significant differences by area/neighborhood.

In the northern part of Ponte Vedra Beach, for example, the median sales price is up significantly, as are the number of new listings. Just a few miles to the west, in Ponte Vedra, the median sales price up, though not nearly as much as Ponte Vedra Beach. At the same time, Ponte Vedra Beach continues to see a rise in new listings, while new listings in Ponte Vedra decreased in June.

Jacksonville / Ponte Vedra, Florida Housing Marketing StatisticsThe average sale price for homes in northeast Florida climbed more than 9% over the same period last year. That said, appraisals can still be a challenge in some instances as aligning the previous six months of home sales data can be a challenge/hinderance in an accelerating market. In the Ponte Vedra / Nocatee area, we’re seeing an increase in sales, new listings and median sale price, and a solid decrease in days on market.

In short, competition for the best properties is high, meaning buyers should be prepared to move quickly.

Jacksonville, Ponte Vedra and Northeast Florida Housing Stats – April, 2013

Ponte Vedra / Jacksonville Housing StatsIn April of 2013, prices continued to inch up as inventory remained tight. On the national front, there’s more of an emerging consensus that housing is, indeed, in a full-fledged recovery.

Locally here in the Ponte Vedra / Nocatee area, we saw a small increase in price (2.7%) year over year and the number of days on market continues to decline. While conditions are becoming a bit less favorable for buyers, I think everyone can agree that a stronger housing market overall will benefit everyone.
